Private Home to a Furnished Rental Flat

When a client contacts Chrysalis and says they want to change their personal home to a furnished rental property achieving optimum rental with little rental void period, Chrysalis uses its experience of the Rental knowledge and design to create the bespoke service the Client needs.

Changing someone’s home and removing the personal feeling and taste can be a distressing and challenging experience as you want to make sure it is eye catching and appealing to the full spectrum of potential tenants.

This Mews in Chelsea was slightly tired but had excellent layout and high spec kitchen so it needed to be upgraded in order to achieve a professional long term tenancy.

Once the valuation of the refurbishment was carried out, we contacted the clients and explained what would be needed to achieve this. The works required full decoration inside and outside, as it is very important to present a property from outside to in, it gives a feeling of immaculate well kept from head to toe, photographs well attracting the tenant. The Mews also needed new carpets throughout, removing carpets from the bathrooms replacing with large ceramic tiles.

Some general maintenance was also discovered and attended to during the project. On inspection lights throughout the property needed to be changed, upgrading the sockets bringing the property in line with the NICEIC regulations, a requirement needed for rental properties, protecting the Landlord and the Tenant.

During the time at the property we ensured all appliances were in full working order, all windows opened and closed with ease so that when the tenant moves in there were ‘no teething’ problems just a happy tenant.

The last chapter of this refurbishment required us to furnish the mews so that a tenant could just move in with their ‘toothbrush’ and relax. Creating the mood boards for this project was important as we needed clean, warm colours with style, elegance and creating a wow factor. This has been clearly illustrated in the beautiful lamps, artwork, decorative chairs and soft furnishings (as shown in these photographs).

On completion of the property Chrysalis presented the property with all the necessary safety certificates, full professional clean ready for the tenancy to begin.

The clients and Chrysalis worked very closely with the agents on this project so that marketing could be begin immediately reducing the void period; this was achieved by Chrysalis giving mood boards to the Agents from the very beginning giving them detailed literature on the refurbishment works, timescales and availability.
